Manages the construction and construction support processes within the company via the Superintendents, oversees the construction for each home built.
Responsibilities:
Hire, train, motivate and terminate when necessary, all construction personnel, including subcontractors.
Hiring subs involves price negotiation, and an in-depth knowledge of construction and OSHA safety standards.
Train all company's personnel in the principles of customer service and in recognizing that great service often requires a shocking level of response.
Responsible for timely completion of outstanding service requests.
Coordinates with centralized warranty service operations to ensure customer satisfaction.
Conducts pre-construction conferences with customers as assigned.
Conducts approximately 50-75% of Q&C inspections to ensure standards of construction and job site conditions are being adhered to on a continual basis.
Conducts personnel growth reviews, quarterly, for all Construction and Construction Support personnel.
Facilitate and negotiate company position with hard to resolve customer requests.
Approve all construction schedules and goal TOC days for new jobs Works with the purchasing department to determine cost codes and job cost activities used for trade contractors Works with the design team to analyze plans to determine what elevations and options will be offered.
Negotiate pricing with local trade contractors Review and approve job budgets when superintendents are unable to review and approve on their own.
Where necessary, has the authority to take disciplinary action reference trade contractor's failure to perform.
Conducts weekly production team meetings.
Most important agenda items are resource scheduling, field problem report processing and coordination of service work with the Customer Care Department.
Attend and participate in regular management meetings for all managers Regularly communicate results of customer service report evaluations to Senior Management for field production action.
Manage production department's resources, including budget.
Coordinates dig schedule in conjunction with Sales Manager.
Serves as back up in Superintendent's absence PREREQUISITES FOR SUCCESS:
1.
Technical construction ability to manage construction resources, to price special construction options and to diagnose and resolve field problems.
2.
People skills to articulately and professionally handle conflict with customers, employees and subs.
3.
Ability to train employees and trades on construction techniques and field problem resolution.
4.
Organization aptitude to manage the scheduling of all construction resources.
5.
Computer aptitude and willingness to learn to track service data in order to constantly improve our material specifications and field construction techniques.
ACCOUNTABILTY MEASURES:
Average time of construction against average goal time of construction on all homes closed each quarter.
Variance % from cost budget for average home closed each quarter.
Customer satisfaction for construction related questions and overall would you recommend question.
Maintenance of quality standards as measured on Senior Management conducted QC scores.
Timely completion of quarterly staff growth reviews.
Adherence to Indirect Construction Expenses operational overhead budget.
Employee turnover rate.
Timely completion of QC scores for assigned superintendents.
